Formulas and assumptions

Financed principal

Base loan plus any modeled upfront program fee. FHA uses 1.75% financed UFMIP; VA uses the selected use, down-payment, and exemption scenario; USDA uses a 1.00% planning assumption.

Monthly insurance or fee

The starting FHA estimate selects the HUD term, base-loan, and LTV rate, then applies it to the base loan; an actual annual premium can use the outstanding balance. USDA uses a 0.35% annual planning assumption. Conventional PMI appears only when you enter a hypothetical rate; VA has no monthly mortgage insurance.
